Fractional Cottage Ownership in Ontario How We Work- Our Approach:

Our passion is the believe that through our continuous and ongoing relationships with families, partners and service companies we are creating a very special and unique product.



The Property Selection


Your family wants a property that you can and call your own. A property that you can truly escape and enjoy the family time that you deserve.

In the best cottage areas and on the best lakes, the properties will follow this criteria:

  • Good Access: All properties must be easily accessible

  • Great Waterfront: What everyone loves, either deep water or clean waterfront

  • Great Property: No major renovation projects, we improve but not rebuild!

    This is a co-ownership program. Similar to a group of friends buying a cottage.




    The First Purchasers


    The first families to purchase use a "Purchase Reservation Agreement" with a deposit in trust to our law firm. You can cancel this agreement at any time and without penalty.

    For Your Family: This reserves your position in the cottage while marketing is ongoing.

    For the Company: It ensures to us that each family is truly interested in completing the purchase

    Upon sufficient reservations we move to the Agreement of Purchase and Sale.



    Property Due Diligence


    We complete extensive due-diligence on the property and lands. This includes:

  • Home Inspection: Detailed report on the cottage

  • Septic Inspection: Inspection and environmental approval of the system

  • Real Property Report: Survey, to ensure that no issues are found

  • Municipal Approvals: Ensure the building conforms to the local building codes

  • Detailed Improvement Report:Furnishings and budget for improvements

  • Operating Budget: The costs to run the property

    Dependant on the Property other services that may be required may include: Land Titles Applications, Road closing and Conveyances, Site Plan/Development Agreements and Registration, Various Agency Approvals,Deeds, Transfers, Easements, Right of Ways, License Agreements, Responsibility Agreement and Restrictive Covenants (Positive and Negative)
