The pricing structure of the program ensures that everything is completed and budgeted into the program.In the initial stages our due-diligence is extensive on the property and lands, standard operating procedures for every property. Properties have new furnishings as required, fully equipped kitchens, new mattresses, dressers, board games for the kids, televisions for rainy days, patio furniture, and BBQ, and so on as well as canoes and kayaks. The entire program fees are included in the down payment. The expenses are based on the mortgage, heat, hydro, taxes, insurance,telephone, satellite tv, internet (if possible), lawn care(if there is a lawn), spring and fall cleanup, maid service, snow removal, annual repairs and a reserve fund.
